A burst flexi hose under a vanity can release hundreds of litres before anyone notices. A blocked gutter can send water behind fascia boards during one heavy downpour. Water damage is rarely caused by one dramatic event alone – it is often the result of a small fault left unchecked.
The best ways to prevent water damage are a combination of routine inspections, prompt repairs and making sure water has somewhere safe to go. For homeowners, facility managers and property owners, a little planned maintenance can avoid damaged linings, mould, flooring replacement and disruption to the people using the building.
Start with the plumbing you cannot easily see
Some of the most damaging leaks occur in concealed or low-traffic areas. Cupboards beneath sinks, behind toilets, laundries, ceiling spaces and plant rooms can hide a problem for weeks. By the time staining or a musty smell appears, timber, plasterboard and cabinetry may already be affected.
Check beneath kitchen, bathroom and laundry fixtures every few months. Look for damp patches, corrosion on fittings, swollen cabinetry, mould, or a steady drip around valves and pipe connections. If you have a water meter, turn off all taps and water-using appliances, then check whether the meter continues to move. This can indicate a concealed leak, although irrigation systems and some appliances may need to be isolated first.
Flexible braided hoses deserve particular attention. These are commonly fitted to toilets, basin mixers, dishwashers and washing machines. Their outer braid can conceal internal wear, so look for rust, fraying, bulges or corrosion around the end fittings. Replace ageing or suspect hoses before they fail rather than waiting for a leak.
Know where the main water shut-off valve is
Every person responsible for a property should know the location of its main water shut-off valve and be able to operate it. In an emergency, shutting off the water supply quickly can be the difference between a wet cupboard and extensive water damage.
Make sure the valve is accessible, clearly identified and not seized. For commercial sites, include it in emergency procedures and ensure relevant staff know who can access it after hours. If a valve is difficult to turn or does not fully isolate the water, arrange for a qualified plumber to inspect it.
Keep roofs, gutters and stormwater clear
Plumbing inside the building is only half the picture. Roof drainage needs to cope with heavy rain, falling leaves and windblown debris. When gutters, downpipes or stormwater drains block, water can overflow into eaves, roof cavities, walls and around the building foundation.
Clean gutters and roof valleys regularly, particularly before the wet season and after major storms. Properties surrounded by trees may need more frequent attention. Check that downpipes are secure, not crushed or disconnected, and discharge to an appropriate stormwater point rather than directly beside the building.
Do not overlook box gutters, roof penetrations and flashing. These areas can be vulnerable on commercial buildings and larger homes, where pooling water or failed seals may not be visible from ground level. A professional roof plumbing inspection is worthwhile if there are recurring ceiling marks, water ingress after wind-driven rain or signs of rust around roof drainage components.
Direct surface water away from the building
Water should fall away from the building, not collect against it. Check paths, paving, garden edging and surrounding ground for low points that direct rainfall towards external walls, garages or underfloor areas. Even a sound roof and gutter system cannot prevent water damage if site drainage is poor.
Keep stormwater grates clear of leaves, soil and rubbish. Avoid covering drain inlets with pot plants, outdoor furniture or landscaping materials. If water regularly ponds after rain, investigate the cause rather than accepting it as normal. The solution may be as simple as clearing a blockage, or it may require drainage repairs, additional stormwater capacity or changes to surface levels.
Maintain wet areas before seals fail
Bathrooms, laundries and kitchens are designed to handle water, but only when waterproofing, seals and drainage are working properly. Failed silicone around showers, baths and benchtops allows water into wall linings and cabinetry. A slow leak under a dishwasher or washing machine can damage floors long before it becomes obvious.
Inspect shower screens, grout, silicone joints and waste outlets for cracks, gaps or movement. Silicone that is discoloured, lifting or mouldy may no longer form a reliable seal. Replacing it early is generally far less costly than repairing a water-damaged wall or subfloor.
Test floor wastes occasionally by running water into them and confirming they drain freely. In properties with rarely used bathrooms, cleaners’ cupboards or plant rooms, pour water into floor wastes periodically to maintain the water seal in the trap. This also helps reveal slow drainage before it becomes a blockage.
Washing machines and dishwashers should not be left operating when the property is empty for extended periods unless there is a clear reason and suitable protection in place. Turn off their isolation valves when going away, especially if hoses are older. For higher-risk sites, leak detection devices or automatic shut-off systems can provide another layer of protection, but they need correct installation and routine testing.
Act on small drainage problems early
A drain that gurgles, drains slowly or produces odours is giving you useful warning. Grease, hair, sanitary products, wipes, tree roots and damaged pipework can all restrict flow. Once a drain blocks completely, wastewater can overflow indoors or into areas where it causes major hygiene and property concerns.
Use sink strainers to catch food scraps and avoid putting fats, oils and grease down kitchen drains. In bathrooms, remove hair from waste grates regularly. Only toilet paper and human waste belong in toilets – wipes, even those labelled flushable, can create blockages in private drains and wider sewer networks.
For commercial kitchens, workshops and larger facilities, scheduled drainage maintenance is often more reliable than waiting for a blockage. The right frequency depends on usage, the age of the drainage system, nearby trees and the nature of the site. A qualified drainage team can inspect and clear problem lines before a busy period or severe weather exposes an existing weakness.
Manage water pressure and hot water equipment
High water pressure can place ongoing stress on taps, valves, flexible hoses and appliances. Pressure issues may show up as banging pipes, leaking pressure relief valves, dripping taps or frequent fixture failures. These symptoms are worth investigating, particularly in older properties or buildings with complex water services.
Hot water systems also need regular attention. Check for moisture, corrosion, leaks around valves and discoloured water around the cylinder base. A temperature and pressure relief valve that is constantly discharging should not be ignored. It may be operating normally in some circumstances, but persistent discharge can point to a pressure, tempering or cylinder issue that needs professional assessment.
The right maintenance approach varies by system. Heat pumps, continuous-flow units, electric cylinders and commercial hot water plant have different servicing needs. What matters is addressing changes in performance early, including inconsistent hot water, unusual noises, reduced pressure or water appearing where it should not.
Prepare before storms and time away
Storm preparation is practical property protection. Before forecast heavy rain, clear visible gutter debris, inspect outdoor drains and secure items that could obstruct drainage. If you manage a commercial or rural site, check that pumps, tanks, overflow routes and backup power arrangements are ready where relevant.
Before a holiday or extended closure, turn off water to appliances or isolate the main supply if appropriate for the property. This is not always suitable where fire services, irrigation, stock water or other essential systems depend on the supply, so assess the site rather than applying a one-size-fits-all approach. When to call a plumber
Do not wait for visible flooding to seek help. Call a qualified plumber if you notice unexplained water meter movement, recurring drain blockages, ceiling staining, low water pressure, water pooling around the building, a leaking hot water system or damaged flexible hoses. Fast action limits the spread of water and helps identify the underlying cause rather than repeatedly treating the symptom.
